This is the page to forward to the person who runs IDX. It says where listings come from, what a listing page shows, and where the lead goes. Apsidra is the site and the CRM. The MLS stays the system of record.
The pilot picks one. Both keep the brokerage's own MLS participation as the reason a listing may be displayed.
Search, listing detail, agent pages, and the inquiry form are part of the same platform as the CRM. The domain stays the brokerage's. A person who asks about a listing is already a contact, and the listing id is on that record.
If an IDX vendor already serves the feed, and the board or the office wants that to continue, the vendor keeps serving it. Apsidra takes the inquiry: who asked, which listing, what they wanted. The front desk stops pasting from a mailbox into a CRM.
Rules differ by MLS. The specimen below uses sample text so a reviewer can see the slots. Before search goes live, those slots take that board's required wording.

Send your board's display rulesListing brokerage, courtesy line, last updated, and the disclaimer that board requires. They sit with the listing, not in a footer the searcher never reaches.
Status, price, beds, baths, and the photo area follow the fields that board allows on an IDX display.
A question, a showing request, or a saved search creates or updates a contact. The listing id stays on the card. The office decides who owns the lead, including when it came from an agent page.
